Terms of Service
Effective date: October 18, 2026
These terms govern your use of Novacq Alerts, including the website at alerts.novacq.ca, the live activity map, and the account and property-registration service. By using the website or creating an account, you agree to these terms. If you do not agree, please do not use the service.
1. Who operates Novacq Alerts
Novacq Alerts is operated by Sokhjit Singh Bhamra under the registered Alberta trade name “Novacq.” Novacq is not an incorporated company.
Contact: sunny@novacq.ca
2. What Novacq Alerts currently provides
Novacq Alerts currently lets Alberta landowners:
- Create an account using an email address and password.
- Register a property by its Alberta legal land description and choose a monitoring radius.
- View public Alberta regulatory activity near a registered or searched location on a live map.
Automated email alerts and paid plans are not active yet. These features are in development and will be announced before they are turned on.
3. What creating an account does and does not do
Creating an account and registering a property saves your information to your account so you can view activity on your map and manage your registered property.
At this time, using the service does not:
- Send any automated notifications or email alerts.
- Charge you or process any payment.
- Establish a contractual obligation for Novacq to deliver a specific feature by a specific date.
- Guarantee you a place in, or pricing for, any future paid service.
4. Independence from government agencies
Novacq Alerts is an independent, private information service. It is not affiliated with, endorsed by, or operated by the Alberta Energy Regulator, the Government of Alberta, or any other government body.
Novacq Alerts provides supplementary awareness of public regulatory activity near a registered or searched property. This is intended as an additional source of general information only. It does not replace official regulatory notices, satisfy any legal notification requirements, or remove your responsibility to monitor official records and respond to any notices you receive directly from a regulatory authority.
5. Limitations of regulatory information
Novacq Alerts identifies regulatory activity near registered or searched properties based on publicly available records. You should understand that:
- Novacq does not guarantee that every regulatory filing, application, licence, compliance action, or other event will be identified or reported.
- There may be delays between when regulatory activity occurs or is published and when Novacq identifies it.
- Regulatory records may contain errors, omissions, or ambiguities that Novacq cannot detect or correct.
- Novacq’s interpretation of public records may differ from the official record. The official records maintained by the relevant regulatory authorities are the authoritative source.
- Novacq Alerts is not a substitute for monitoring official regulatory records yourself, retaining professional advisors, or responding to any legally required notices you receive directly from a regulatory body.
6. Geographic accuracy and property boundaries
Novacq Alerts uses the Alberta Dominion Land Survey (DLS) system and publicly available geographic data to estimate the location of regulatory activity relative to your registered property.
These geographic calculations are approximate. They are:
- Based on the DLS township survey grid, not on a legal survey of your specific property.
- Calculated approximations that may not correspond exactly to legal property boundaries, titled land parcels, or the physical location of wells, pipelines, or facilities.
- Not survey-grade measurements and should not be used for legal, property transaction, or boundary determination purposes.
Novacq does not verify property ownership. Registering a property location does not establish, confirm, or constitute evidence of your ownership of or legal interest in that land.
7. Eligibility and your responsibilities
Novacq Alerts is intended for adults who are Alberta landowners or who have a legitimate interest in monitoring regulatory activity near Alberta properties.
When you register, you agree that:
- You are at least 18 years of age.
- The name and email address you provide are yours and are accurate.
- The property location you provide is one you have a legitimate reason to monitor.
- You will not submit automated, fraudulent, or excessive registrations.
- You will not use the service to harass, intimidate, or interfere with any person, company, or regulatory process.
Novacq reserves the right to remove registrations that appear to be fraudulent, automated, or submitted in bad faith.
8. Intellectual property
The Novacq Alerts website, its design, text, and code are the property of Sokhjit Singh Bhamra, operating as Novacq, or are used under applicable licences.
Regulatory information displayed or referenced by Novacq Alerts is based on publicly available records published by government authorities. Novacq does not claim ownership of those underlying public records. Novacq’s original selection, arrangement, presentation, analysis, and commentary related to those records is its own work.
You may not copy, reproduce, or redistribute the Novacq Alerts website or its content for commercial purposes without written permission.
9. Warranties and liability
Novacq Alerts is provided on an “as is” and “as available” basis, without warranties of any kind, whether express or implied, except where applicable law requires otherwise.
Without limiting the above, Novacq does not warrant that:
- The service will be uninterrupted, timely, error-free, or available at all times.
- Your account or property data will be preserved indefinitely without loss.
- The service will detect all regulatory activity or provide complete coverage.
- Geographic location estimates will be accurate or correspond to legal boundaries.
- Any information provided will be suitable for legal, financial, or property transaction decisions.
To the extent permitted by applicable Alberta and Canadian law, Novacq is not liable for indirect, incidental, consequential, or punitive damages arising from your use of or inability to use Novacq Alerts. Novacq is not liable for any decisions you make or fail to make based on information provided by, or the absence of information from, the service.
Nothing in these terms excludes or limits liability for anything that applicable law does not permit to be excluded or limited, including liability for fraud, gross negligence, or wilful misconduct.
10. Future features and pricing
Using Novacq Alerts is currently free. No payment is processed at this time.
Novacq may introduce automated email alerts and a paid service in the future. If it does:
- You will be notified before any charges apply.
- You will not be charged without your separate, explicit consent.
- The terms of any paid service will be presented for your agreement at that time.
Novacq does not guarantee that automated alerts or a paid service will launch, that they will include specific features, or that early users will receive preferential access or pricing.
Features, scope, availability, and pricing may change at Novacq’s discretion.
11. Cancellation and removal
You may request deletion of your account and registered property at any time by emailing sunny@novacq.ca. Novacq will remove your information within a reasonable time.
Novacq may remove or suspend an account if it reasonably believes the account is fraudulent, automated, or used in bad faith, or if you have violated these terms.
Account deletion is currently handled manually; there is no automated self-service deletion mechanism yet.
12. Privacy
Your personal information is collected, stored, and used as described in the Novacq Alerts Privacy Policy.
The Privacy Policy explains what information is collected when you create an account and register a property, why it is collected, how it is stored, and how you can request access, correction, or deletion of your information.
13. Governing law
These terms are governed by the laws of the Province of Alberta and the applicable federal laws of Canada. Any dispute arising from these terms or your use of Novacq Alerts is subject to the exclusive jurisdiction of the courts of Alberta.
14. Changes to these terms
Novacq may update these terms from time to time. When changes are made, the effective date at the top of this page will be updated.
For material changes that affect your rights or obligations, Novacq will communicate the changes through appropriate means before they take effect. Where applicable law requires your additional agreement to revised terms, Novacq will obtain that agreement before the changes apply to you.
